Duke
Stamp

Private sale of serious homes. The partner stays the closer.

The platform under a private desk. Vertical Reef runs it and bills for it.

Not an estate agency.
Not a public portal.

Vertical Reef

A working preview of the name, the voice, and the colours. It is for iteration inside the firm. It is not an offer to the public, and it is not a place to browse homes.

01Arrangement

What it is

Duke Stamp is a platform for the private sale of high-value homes in the United Kingdom. The partner desk stays in front. Software agents do the work behind it: valuation, the Private Book, discreet marketing, and progression.

Partners

You remain the face and the closer. The instruction and the relationship stay with your desk — a private-client practice in the manner of a Knight Frank or Tom de Winton office. Duke Stamp does not take the instruction, and it does not put the home on a public portal. Vertical Reef runs the platform and bills for it.

Sellers

You instruct your partner, not a website. The sale is private. Marketing is discreet and aimed at people the desk already considers serious. There is no public listing to stumble across.

BuyersPrivate Book

The Private Book is the desk’s record of serious buyers. It is not a search engine, and this site is not a window onto it. Who is introduced, and to which home, is the partner’s decision.

02Tone

Voice

Quiet, certain, and specific. Write as a desk that does not need to persuade a crowd.

Do

  • Use the partner’s voice when the partner is speaking.
  • Prefer private sale, instruction, Private Book, and progression.
  • Say who does what. The partner closes. Vertical Reef runs the platform and bills.
  • Keep sentences short enough to read aloud.

Do not

  • Talk about disrupting, reinventing, or democratising property.
  • Borrow portal language: browse, search homes, list with us.
  • Imply an estate agency, a redress scheme, or a regulatory status.
  • Reach for urgency, exclamation marks, emoji, or a stamp character.

The partner stays the closer.

Private Book · progression · instruction

Serif for the name. Sans for the rest.
  • Navy carries the wordmark, the rail, and the footer. Charcoal carries the reading text.
  • Cream is the paper. Do not replace it with stark white, and do not grey it into a dashboard.
  • Brass is a hairline. It is not a button colour and not a highlight.
  • Serif is for the wordmark and the section titles. Sans is for navigation, notes, and body copy.
  • No skyline photography. No pattern for its own sake. Empty space stays empty.

Partner, to a client

Duke Stamp runs the private sale behind this desk. I remain your contact.

Seller, via the partner

Your sale stays off the public portals. Buyers are introduced from the Private Book, by me.

Internal

The partner is the face and the closer. Vertical Reef runs the platform and the invoice. Software agents cover valuation, the Private Book, discreet marketing, and progression.
